Ask where something is in west Amman and the answer is often a Circle. They are roundabouts on the road that climbs out of the old city, and they have become the way the whole district is described. We currently hold 18 residences across them — 12 to rent and 6 to buy.
How they differ
1st and 2nd Circle. Old Jabal Amman. Smaller buildings, stone façades, steep streets, real character — and the least parking of anywhere in this guide. Floor plates tend to be modest. This is where the city started.
3rd Circle. The hinge. Embassies and older apartment blocks, close enough to walk into Weibdeh, close enough to drive out west quickly. A reasonable compromise if you cannot decide.
4th and 5th Circle. Taller, newer, better serviced. Most of our sale stock sits here, and the largest apartments — up to about 330 m². If you are buying rather than renting, start at the 4th.
Rents across the Circles run from roughly 6,000 to 70,000 JOD a year — the widest spread of any district we cover, because the Circles cover the most ground.
Why some prices look wrong
Sale listings around the 4th Circle are often quoted as a rate per square metre rather than a total — a figure like 885 JOD is the rate, not the price of the apartment. This is normal for newer buildings in Amman and catches out buyers arriving from markets that quote totals.
Where a listing here shows a rate, we mark it as one, so a 260 m² apartment at 885 JOD/m² reads as what it is rather than as a bargain.
What to check
The Circles sit on a slope, and buildings are frequently cut into it. A flat described as level −1 or −2 may still be full height with daylight and a terrace at the back. Ask where the light comes from before dismissing a floor.
Parking is the recurring constraint in the 1st through 3rd. Newer blocks at the 4th and 5th usually solve it; older ones rarely do.
Traffic on the main road between the Circles is heavy at peak times. A property one street back is a noticeably different proposition from one facing the road, and the rents do not always reflect that.
