Someone has to open the door, chase the rent and notice the leak. This is that someone: tenants found and checked, money collected and accounted for, repairs arranged and supervised, and one report a month whether or not anything happened.

What happens, and when
The property is inspected quarterly whether or not anything is wrong, and the condition report reaches you either way. It is the difference between finding out about a leak and being told about one.

Management goes wrong when nobody wrote down where it stops. All four cards below are part of the instruction — including the last one.
How it works
The person who inspected your property is the person who answers about it. Nobody on our side has to read a file before they can tell you what the kitchen looks like, because they were standing in it in March.
Repairs are quoted before they are ordered and invoiced at what they cost — there is no margin added to a plumber. An agreed standing limit for small items is the only exception, and you set it.
A month with nothing in it still produces a statement. Management that only contacts you when something is wrong trains you to dread the message, and it hides the months where something was quietly going wrong.
Fees and terms
The fee depends on the property, the tenancy, and how much of the above you actually want. It is quoted once, in writing, before anything starts.
No percentage appears on this page on purpose. A management fee that is quoted before anyone has seen the property is either padded to cover the worst case or about to be revised upwards — both are worse than a number that arrives a day later and holds.
